DESCRIPTION OF PROPERTY AT 246 ROCKWELL DRIVE

FOR SALE   -  House and property at 246 Rockwell Drive, Mount Uniacke

One and one-third acre, landscaped, with an elevation of 25 feet, sloping southward and southwesterly, providing excellent drainage and exposure  to the sun.  Small brook running through south/westerly  area of the property. The street has been recently upgraded and street light adjacent to property. 

Paved main entrance driveway and parking area. A second driveway at the lower area of the property to accommodate utility vehicles and visiting campers near the brook. An arched arbor, with flower beds, is located at this secondary driveway. A flat-stone pathway extends from the main driveway/parking area, to the lower driveway with two arbors and rose vines. A small fruit and vegetable garden plot. A large variety of wild and cultivated trees, ornamental shrubs and rose bushes.

Two drilled wells. One for household use and recently tested with very good results. Second drilled well  for irrigation and emergency use. The passive-solar house with pressure-treated wood foundation, built to national specifications, is fully airconditioned with heat pump and air ducting throughout, including an  air exchanger to maintain pre-set temperature and relative humidity. Recent inspection by Efficiency Nova Scotia found home to have a very high efficiency rating. Inspection of the house, including the foundation, by a certified home inspector in October 2017, resulted in a very favourable report. The house has large double glazed glass windows, with inert gas, installed fairly close to the ceilings in the home to reduce ultra-violet sun rays during summer months. The 24” wide suffice, under the roof, also shades the windows during summer months.  Roof shingles are high quality fibre-glass.

The home is equipped with a back-up power generator.  An electric fireplace is installed in the family room, for cosmetic and emergency purposes.  Fire alarms and security systems, on both levels, are professionally monitored.  Exterior motion sensor lights are fitted.

The main level of the house has ease-of-access entrance with reception hallway, and stairway to lower level.   The main level has a combined living and dining room, a kitchen with breakfast nook, two bedrooms with closets, laundry and utility room, two bathrooms - one with shower and one with combined jet bath spa and shower. The attached garage, with concrete floor, is fully insulated, but not heated. It has remote-controlled door opener and closer.
